The first step is to disconnect the opener from the door by pulling the release handle, which is typically a red-colored cord. You will then have to manually position the door about halfway. A correctly balanced door will remain at that level without support. If the door rises, this indicates that the springs are under an excessive amount of tensions. On the other hand if it falls, it is necessary to increase the tension. It is important to know that adjusting the tension of springs is dangerous, so you should rely on a professional and not try to perform this yourself.

The rollers should be inspected twice a year. If there are any signs of cracking, chipping, or a damaged appearance, it needs to be replaced quickly. Any roller bracket not attached to the cable system can be removed and reinstalled. The rubber weather seal strip is important to prevent elements from entering your garage, but if it is cracked or brittle it needs to be replaced. Once a year, you should lubricate the screw or chain of the opener with white lithium grease. This will keep it running quietly and efficiently. However, lubrication is not required for certain screw openers so review your Owner’s Manual first. These steps for garage door maintenance, will keep it functioning flawlessly for countless years.
