Electrical Repairs On A Newly Purchased Home

electrical repairsFinding your newly purchased home needs electrical repairs can be a nightmare. Unexpected expenses are often part of purchasing an older home and should be considered normal but with seller disclosures and a good home inspection, the electrical repairs you need should be limited to things you were aware of or items that have broken after the home inspection. At Rose Brothers and Sons Electric, we can help with all your electrical repairs. We cannot give you legal advice. A good attorney will be able to help you understand real estate laws and who is liable for electrical repairs. Here are a few things for you to consider:

Did Your Have A Home Inspection

Most realtors will urge you to have a home inspection if the house is an older house and even if it is new construction. A home inspection is designed to prevent you from purchasing a home and later finding out there are costly repairs you were unaware of. If you choose to skip the home inspection to save a little money, you are more than likely going to have to pay for the electrical repairs. If you feel that the seller knew about the problem and failed to disclose it, you may need to contact a good attorney.

Was The House Sold “As Is”

Wording in the purchase contract may be stated that lets you know you’re buying the home the way it is. If “As Is” wording exists, then you are more than likely responsible for repairs to the home. If you feel that the seller misrepresented the home or failed to disclose the extent of the needed repairs, you should check with your attorney to see if anything can be done about it. A seller who purposely misrepresented the home can be charged with fraud in some cases.

Were The Repairs Obvious

Another thing to consider when determining who is responsible for electrical repairs to a home you recently purchased is to determine if the problem was obvious or not. What this means is that if you could have found out about the problem by simply turning the lights on, then the courts will often assume you should have known about the electrical problems and you will be responsible for electrical repairs.

Rose Brothers and Sons Electric can help you with all electrical repairs you need. We service the Greater Cincinnati and Northern Kentucky area. Call today for an estimate or electrical inspection and we will be happy to help.

Common Electrical Accidents

electrical accidentsCommon electrical accidents can usually be prevented if you are careful.  Using your appliances and extension cords properly and having good wiring may be all you need to do to prevent an electrical accident. Here are a few things to consider to keep you and your family safe.

Water and Electricity Don’t Mix

Most people know to avoid using electrical appliances around water or while taking a bath.  What you may not know is that every year many electrical accidents occur because of using electricity around water.  All outlets that are in the vicinity of water should have the proper GFCI receptacle.  This includes, your kitchen, bath areas, laundry rooms, garage and pool areas as required by National Electrical codes.  An electrical inspection can reveal if you need to add more of these to areas of your house.

Cords and Plugs

By far the most common electrical accidents that are fatal occur because cords and plugs aren’t used properly.  Extension cords and surge protectors should be used carefully.  Never overload your cords and never use an extension cord for a permanent hook up.  Don’t hide extension cords under carpeting or rugs.  The biggest thing to remember is never use a cord that is damaged by melting or missing insulation.  If the cord or plug looks damaged, replace it or the appliance right away.  It is not worth the risk to use a damaged cord or plug.  Also, make sure you use the right outlet for the plug.  Never force a 3-prong plug into a regular outlet.

Appliances

If you’re using an appliance and you notice a burning smell, see smoke or hear a buzzing sound that is unusual, stop using the appliance until you can have it examined.  Most small appliances just need to be replaced at this point.

Fixtures

Be sure and pay attention to the bulb wattage that is recommended for your fixtures.  Putting a 100 watt bulb into a fixture rated for 40 watts can melt the wiring and cause shocks or fires.  Plugging a plug adapter into your fixture can also be dangerous and can easily overload your fixture.

Household Wiring and Electrical Accidents

When it comes to the safety of your home, you are better off allowing a professional electrician service your electrical system, circuit breakers and wiring.  If you are moving into a new home or have an older home, having an electrical inspection can give you the information you need to protect your family.  You want to make sure the wiring is done correctly and that no circuits are overloaded.  Anytime you detect a potential problem with your electricity it is important to get repairs done right away.  Your electrician in Northern Kentucky will be happy to help.  Call Rose Brothers and Sons Electric today.

When to Get an Electrical Inspection By a Licensed Electrician

Electrical Inspections

Licensed electricians are skilled in making sure that the wiring and installations in a home meet the municipal codes in the area. What to expect in an inspection is beyond the scope of this article.  However, many homeowners may have done work on their homes themselves or may need to have someone check the work of a contractor. Before an inspector from the city or county comes to the house, it is wise to have a licensed electrician inspect the home for problems.

When Time Matters

Many times the inspecting electrician can find problems that general contractors miss. Plus, the electrician knows how to fix the problem as soon as they see it. The combination of an inspection and repair can help the homeowner to ensure that they are living in a safe house where proper work has been done.

Once the electrical inspection is done, the homeowner will know that their electrical inspection by the city or county will go over just fine. Electricians are the best resources for homeowners who are unsure about the wiring and electrical work in their home.  Contact Rose Brothers & Sons Electric today!
